House Hunting can be a very exciting process, especially for the first time buyer. Hiring a reputable realtor is an extremely wise decision to help a buyer not only find a house and work through the purchase process, but to help a buyer not make a drastic error in buying simply on emotional attachment or being swayed by “bling”.
Here are a few buying tips to consider:
• Emotional Buying: Some buyers get so excited about purchasing that EVERY home looks good, especially that first one. Do your homework and search with your realtor to find the right home for you. This doesn’t mean making it a lengthy search and missing opportunities, but know what your options are. You may be surprised in what ends up being “perfect” for you.
• The Bling: Focus on aspects that can’t be changed such as floorplan and size. Granite counters, exotic flooring, fancy chandeliers and high end appliances are all sparkly and eye ctaching for sure, but are also add ons that are easily changed and added to any home.
• Focus on Needs: Again, skip over the bling, it’s icing really. Are there enough bedrooms for your needs? Enough bathrooms? A functional layout for kids? Location?
Trust your instincts, but be realistic in your purchase. The investment is major, so ensure it is a proper fit. Once that emotional high wears off, you could be stuck with a house that simply doesn’t function for you, and buying smart will ensure you enjoy your home long term. Majority of buyers want “move in ready”, but also be open to seeing potential in a home….and who doesn’t love picking out paint…..ok, flooring?
