For every buyer, a home inspection is an absolute must on the list of to do’s, and your home is just simply something you cannot afford to gamble on.
• Hire a home inspector: Hire a reputable and qualified inspector. You are investing a lot of money into your new home and you want a qualified and experienced professional to help you discover anything that you need to be aware of.
• Attend the inspection: Make sure to be in attendance for the inspection and never be afraid to ask questions or voice your concerns.
• Mold: Not all inspectors check for mold. If this is an issue that concerns you, or the home is older, you may want to consider hiring a mold inspector as well.
• Understand the Issue: Have the inspector go over findings with you as to whether issues are simply maintenance issues or something that is a major structural problems or faulty system.
• Repairs: Be wary of inspectors that recommend a company to perform the repairs. It is seen as a conflict of interest and is forbidden by the Canadian Association of Home and Property Inspectors.
Taking the necessary step of putting a home inspection in your conditions and hiring a reputable inspector to perform it is vital to a successful and happy purchase. Buy smart and buy informed. If a major flaw arises, you’ll thank your stars you did.
